In my experience, Andrew K. provided limited information and did not clearly explain the process. I felt that he was reluctant to offer meaningful guidance, and I found our interactions unhelpful, impatient, and rude. Overall, I was disappointed with the experience and would not recommend working with him. Perhaps others who praise the company had better experiences with different team members.

I have to say that the loan officer scheduled a call with me and it was in my calendar. I came back to the office and they didnt even join the meeting. I called in and emailed stating that I tried calling them when they missed the meeting and the agent has such an ego, all he could say "I didn't miss your call". Bad service all the way around!!!!
They trade your loan to other institutions, creating an extreme delay on draws for construction loans. They do this without telling you, and they do not offer any reassurance on when funds will be available. If your hard money lender uses Kiavi for funding, ask for another institution or walk away.
I have the worst entry level employee that refuses to help me even get started. I requested twice to be escalated to anyone with any authority. He literally said via email he would not. Lol what even is this? Impossible bridge troll training? I have six exits since I started back in 2022, I wholesaled my contracts before then, I ran a real estate group of 400+, I was even a licensed agent in 2015, 800+ credit score, and I can't even talk to a manager when I request one, twice. Don't bother with Kiavi. Go get serviced by Backflip. Amazingly simple, straightforward and easy compared to this troll bridge nonsense. Super competitively priced and different loan products to help you get a loan tailored to your needs. Prompt and clear communication, answered every question thoroughly and escalated me when I asked (financing the wholesale fee in the loan initially denied, requested review by a superior, and both request and financing was granted easily) I was shopping loans to see what others offered for my next project. I can't even get through the front door with this entry level employee. If this is this hard AT THE DOOR then everything else must be a nightmare. Save yourself the trouble and skip Kiavi altogether.
It’s not so much that they didn’t do the loan they didn’t like the appraisal and never told me. For two weeks my dashboard showed in progress and the closing date. Also out $850 for the appraisal and getting ghosted. What a wast of time.
Asolutely horrible experience. They get all of your info then say everything is good. Then say your credit is lower than every other company. My credit was pulled by two different well known mortgage companies but they didn't finance houses that need work. Kiavi said my score was over 40 points lower and said they had a deeper pull but the well known companies done a deep pull, so guess who I believe. Anyway, I accept the 1% higher rate and they send the paperwork to sign. While I am getting ready to send the autopay info they withdraw the loan because they say the house is rural. They made me jump through hoop after hoop and even wanted my business info and busines insurance...then they withdraw the loan over one of the very first things they asked for...the address. It's extremely hard to be at all professional and this is as polite as I can be considering how furious I am. I have a home worth at least 5 times the cost I need for repairs and at least double what they were going to lend before they realized that they couldnt approve the loan due to the address. They could have said this on day 1...day 1! Instead they want to take customers info and throw it against the wall to see if it will stick...not at all concerned about their customers...just the possibility of a sale is more important than their clients. Then they have the gall to tell me that I can use them when/if I have a property that is not rural. I wouldn't use this company even if they were the only company out…
Les på GoogleAbsolutely the worst lender I've ever dealt with. Deal dragged on for over 3 months due to the customer rep going on vacation for 3 weeks and their appraiser 45 days do his job. Made changes in insurance to conform, filled out tons of paperwork, got the title company ready to close, only to have their underwriter reject the appraisal ON THE DAY BEFORE CLOSING, for an apprasial they have had for 2 months. The reps were disinterested since they are just mechanical processers and not relationship people.
Les på GoogleThis was an incredibly frustrating and disappointing experience from start to finish. Communication was poor, inconsistent, and often nonexistent. I spent the entire month of November providing extensive documentation for a loan extension after being told it was under review. Despite repeated emails and phone calls, many were never returned. After weeks of waiting, I was informed that the extension was denied. Based on that decision, I took immediate action and accepted an offer on another property to pay off the loan. Only after I had already done so was the extension suddenly offered again, which made the entire process feel disorganized and unreasonable. To make matters worse, I was charged interest on the entire loan amount, including a draw that I never even took. The draw process itself was tedious, stressful, and unnecessarily burdensome. Charging interest under these circumstances—while the extension was being reviewed and while no draw had been taken—was completely unjustified. I worked with Nick Toner, Nicholas Peredo, and Joshua Gruendling. Joshua, the supervisor with final authority over the extension decision, never returned a single one of my phone calls. One representative even suggested that my “best option” was to short-sale the property, without considering any other viable options available to me. That lack of consideration was shocking. Overall, this was an awful experience marked by poor communication, shifting positions, and decisions that caused unn…
Les på Google⭐️ 1-Star Review for Kiavi — Extremely Poor Communication, High Fees, and Unacceptable Negligence I’ve now had two terrible experiences with Kiavi, and at this point I feel obligated to warn other investors. Their communication is inconsistent, their attention to detail is almost nonexistent, and their internal processes have caused me major financial stress on more than one occasion. 1. The First Incident (2024) When I first acquired my investment property in 2024, it consisted of two parcels being sold as one. I informed Kiavi before starting the loan process, and they confirmed it would not be an issue. After a month and a half of delays, they suddenly told me they couldn’t proceed because the property involved two parcels — the same information I disclosed upfront. This nearly caused me to lose the entire deal. At that point, I had to walk away and secure financing elsewhere just to save my transaction. 2. The Second Experience (Most Recent – Even Worse) Recently, I received a call from a Kiavi representative, Clay, who assured me that Kiavi’s process had improved and that they could meet my needs without issue. Based on this, I gave them a second chance. That was a mistake. For two months, I went back and forth providing every document they asked for, paying the appraisal fee, and moving forward under their repeated assurances that the refinance would close. Kiavi was fully aware that my rehab loan was set to mature one month after the expected closing date, and they…
Les på GoogleKiavi uploaded the wrong bank information from an account that has been closed for almost 4 years. The account information Kiavi auto pulled from a fix and flip payment portal I had had years earlier. Soon after Kiavi sold my loan with the wrong payment information. Being I have 18 Investment properties I always set them to autopay. Unbeknownst to me the loan once sold from Kiavi didnt receive any payments for August September and October. Clearly because they had been given the a closed account for payment. When I finally became aware I paid to get my house out of foreclosre status but there was $2500 in default interest to pay in addition to the back payments. I contested and said this not my fault I had no knowledge of this. They told me all I had to do was get a simple letter from Kiavi stating they attached the wrong banking account that they pulled from a previous house years prior... Mary Sheridan the loan Analyst flat out refused to provide the document in such simplicity. Ultimately, I had to pay $2500 additional after doing 20 houses with kiavi some double deals where they were fix and flips as well as Rental loans. THIS IS ABYSMAL CUSTOMER SERVICE AND I WILL NEVER DO BUSINESS WITH KIAVI AGAIN! After doing business with them for almost 10 years. Do yourself a favor and do business with LIMA ONE Capital if you dont want to be treated like trash!
Les på GoogleTheir Dashboard is very user friendly so that is the only reason why I would give them 1 Star. Everything else was terrible. Originally given the hole script how they can close in 7-10 days, and how there is no appraisal but some virtual inspection etc. I decide to go with them, and from the very beginning, they kept kicking things back for the most basic things. No worries, I was determined to overcome the nit picky things but ok. Couple weeks pass by and I reach out to see the status of the loan, and the feedback is “still under evaluation “ but I was assured that everything looks good an that as soon as it was done, underwriting could turn it in 24-48hrs because everything else was good to go. 24 hours before closing, I get an email (not a phone call) to tell me that they can’t find the deal because they couldn’t establish an Evaluation (I just closed in 2x other properties with a different lender that had no issues getting an ARV). On top of this, the email is sent right before they leave for the day. So I tried calling them but of course nobody answered. So here I am, the day of closing, to tell title, realtor, seller that I can finance it because it fell through the day before in the evening. They have the nerve to go and tell me today, “oh it’s unfortunate, but for next time maybe we can work together”. Don’t recommend, and I wouldn’t be surprised if the post gets deleted.
Les på GoogleBROKERS BEWARE: If you like your clients getting directly solicited by a lender without your consent or acknowledgment, good luck! They have a ridiculous policy where if you do not close the loan, they have all rights to directly a solicit the clients YOU brought them and not pay you any referral fee if they go direct. As brokers we work extremely hard to build our client base. I’ve closed several transactions with other hard money lenders and have never had this happen to me. Most lenders are respectful of brokered transactions and will let you know if a borrower directly contacts them. Won’t be using Kiavi again.
Les på GoogleVery unprofessional and wasted my time and money. I was working with Nathan Parente and Melissa Foster. After approving the loan and I questioned the fees, the day of closing they decide to cancel the loan with no explanation what so ever. Very abusive way to do business all after a two month process. I kept asking if everything was ok and was told yes until again the day of closing they decide to cancel the loan and ignore my messages and email asking for clarification. I will never do business with them again and would encourage anyone to avoid them. Very disappointing and waist of time. Beware these people work together to blacklist you. So if you have issues with one it will be with all the other employees. Very hostile way of doing business!
